A RESOLUTION OF WELLINGTON, FLORIDA’S COUNCIL APPROVING A MASTER PLAN AMENDMENT (PETITION NUMBER 2023-0001-MPA) AMENDING THE ORANGE POINT PLANNED UNIT DEVELOPMENT (PUD) MASTER PLAN FOR CERTAIN PROPERTY KNOWN AS POD O (FORMALLY KNOWN AS THE EQUESTRIAN CENTER PARCEL), TOTALING 10 ACRES, MORE OR LESS; LOCATED APPROXIMATELY TWO (2) MILES WEST OF STATE ROAD 7, AT THE NORTHEAST CORNER OF 50TH STREET SOUTH AND 120TH AVENUE SOUTH, AS MORE SPECIFICALLY DESCRIBED HEREIN; TO REMOVE THE EQUESTRIAN CENTER DESIGNATION FROM THE ORANGE POINT PUD MASTER PLAN TO ALLOW DEVELOPMENT OF THE ISLEPOINTE PROJET (POD O), A 10 ACRE RESIDENTIAL DEVELOPMENT WITH 25 SINGLE-FAMILY RESIDENTIAL LOTS, AND TO AMEND CONDITIONS OF APPROVAL AND ADOPT THE ISLEPOINTE PROJECT STANDARDS MANUAL; PROVIDING A CONFLICTS CLAUSE; PROVIDING A SEVERABILITY CLAUSE; PROVIDING AN EFFECTIVE DATE; AND FOR OTHER PURPOSES.
REQUEST: Approval of Resolution No. R2025-22 (F.K.A. Resolution No. R2024 – 06), a Master Plan Amendment (MPA) to amend Pod O of the Orange Point Planned Unit Development (PUD) Master Plan to allow development of Pod O with 25 single-family residential homes/lots for the proposed Islepointe project.

EXPLANATION: The agent, Jerrod Purser/WGI, Inc., on behalf of the applicant, SIWBG2, LLC, is requesting a Master Plan Amendment (MPA) modifying Pod O (FKA Equestrian Center Pod) of the Orange Point Planned Unit Development (PUD) Master Plan to remove the equestrian center designation, relocate access point, and delete prior approved conditions of approval as it relates to Pod O (FKA Equestrian Center Pod), to allow development of Pod O with 25 (Reduced from 27) single-family residential homes/lots within the Orange Point PUD.
At the March 28, 2024, Planning, Zoning and Adjustment Board (PZAB) meeting, the applicant requested a postponement to April 17, 2024, meeting to allow time for additional discussions with the Isles of Wellington HOA on the proposed project.
At the April 17, PZAB meeting, the Board recommended approval (5-0 vote) of Resolution No. R2024 – 06 (Currently Resolution No. R2025-22), an MPA modifying the Orange Point PUD Master Plan to allow the proposed Islepointe project.
The applicant is also seeking a Comprehensive Plan Amendment (CPA) 2023-0002-CPA (Ordinance No. 2025-12) to amend the Future Land Use Map (FLUM) designation to Residential C. If the CPA and MPA are approved per the applicant’s request, they will submit an amended Resolution No. R2025-22 Exhibit C (Regulating Plan, Circulation Plan, and Landscape Plan) and Exhibit D (Project Standards Manual) to illustrate the approval.
A combined staff report for all the applicants' requests, along with the supporting exhibits, is provided to explain the overall proposed project.
