AN ORDINANCE OF WELLINGTON, FLORIDA’S COUNCIL, AMENDING THE LAND USE & COMMUNITY DESIGN ELEMENT OF WELLINGTON’S COMPREHENSIVE PLAN, (PETITION NUMBER 2024-0003-CPA), TO MODIFY TABLE LU&CD 1-1 LAND USE DESIGNATIONS: DENSITY AND INTENSITY; TO MODIFY POLICIES LU&CD 1.3.3, 1.4.1, AND 1.4.2 FOR CONSISTENCY WITH TABLE LU&CD 1-1; PROVIDING A CONFLICTS CLAUSE; PROVIDING A SEVERABILITY CLAUSE; PROVIDING AN EFFECTIVE DATE.
REQUEST: Approval of Ordinance No. 2024-21, a Comprehensive Plan Text Amendment to modify Table LU&CD 1-1 Land Use Designations: Density and Intensity and Policies 1.3.3, 1.4.1, and 1.4.2 of the Land Use & Community Design (LU&CD) Element of Wellington’s Comprehensive Plan.

EXPLANATION: A Comprehensive Plan Amendment is proposed to modify Table LU&CD 1-1 Land Use Designations: Density and Intensity of the Land Use & Community Design Element. The table provides the density, intensity, and reinvestment bonus. It is necessary to amend Policies LU&CD 1.3.3, 1.4.1, and 1.4.2 of the element for consistency with Table LU&CD 1-1.
The amendment does not change the intent of the Land Use & Community Design Element. The amendment provides consistency with Wellington’s Land Development Regulations (LDR), and Wellington’s future land use vision. The Planning, Zoning and Adjustment Board reviewed the proposed ordinance and recommended approval with a 7-0 vote at the November 20, 2024 meeting.
