A RESOLUTION OF WELLINGTON, FLORIDA'S COUNCIL, ACCEPTING AND APPROVING THE VALIENTE POLO PLAT FOR A 139.434 ACRE PARCEL LYING IN SECTION 34, TOWNSHIP 44 SOUTH, RANGE 41 EAST, VILLAGE OF WELLINGTON, PALM BEACH COUNTY, FLORIDA, BEING A REPLAT OF LOTS 6 THROUGH 16 OF BLOCK A, LOTS 1 THROUGH 8 AND LOTS 16 THROUGH 25 OF BLOCK D, THE WEST 60 FEET OF TRACT A AND A PORTION OF THE WEST 60 FEET OF TRACT B, WELLINGON PRESERVE, AS RECORDED IN PLAT BOOK 100, PAGES 180 THROUGH 186 OF THE PUBLIC RECORDS OF PALM BEACH COUNTY, FLORIDA, LYING IN SECTION 34, TOWNSHIP 44 SOUTH, RANGE 41 EAST.

EXPLANATION: This is a petition for the platting of a 139.434 acre parcel lying in Section 34, Township 44 South, Range 41 East, Village of Wellington, Palm Beach County, Florida, being a replat of Lots 6 through 16 of Block A, Lots 1 through 8 and Lots 16 through 25 of Block D, the West 60 feet of Tract A and a portion of the West 60 feet of Tract B, Wellington Preserve, as recorded in Plat Book 100, Pages 180 through 186 of the Public Records of Palm Beach County, Florida, lying in Section 34, Township 44 South, Range 41 East. The parcel is located in the Northeast portion of the Wellington Polo Preserve (Section 34) subdivision south of 50th Street between 120th Ave and 130th Ave. A location map is provided as Attachment 1. The Petitions and Owners of the property are J-5 Wellington Preserve, LLC.
As compared to the original plats, the proposed plat codifies the property lines, easements and other encumbrances required for the development of the property.
This plat has been reviewed by a Licensed Land Surveyor, Engineering and PZ&B for conformance with the approved Site Plan Amendment, Wellington Land Development Regulations and applicable codes. Based on the review, the plat is in conformance with these requirements and therefore is recommended for approval.
