REQUEST:                     Approval of Ordinance No. 2023-08, a Comprehensive Plan Amendment to amend the Future Land Use Map (FLUM) designation of Moncada from Palm Beach County Rural Residential 10 (RR/10) to Wellington Conservation (CN).

EXPLANATION:                     Wellington, property owner, is seeking a Comprehensive Plan Map Amendment approval for the proposed Moncada project located on the west side of Flying Cow Road, approximately 3.35 miles south of Southern Boulevard, to amend the FLUM designation from Palm Beach County Rural Residential 10 (RR/10) to Wellington’s Conservation (CN).

 

Wellington purchased the Moncada property with a grant agreement from the Florida Department of Environmental Protection (FDEP) Florida Communities Trust in the amount of $3,386,250 to further the Wellington Environmental Preserve Expansion Project.  Wellington desires to continue its commitment to environmental stewardship by expanding the Moncada property as additional preserve area to the Wellington Environmental Preserve (a.k.a. Marjory Stoneman Douglas Everglades Habitat Preserve). 

 

On March 15, 2023, Wellington’s Planning, Zoning and Adjustment Board recommended approval of Ordinance No. 2023-08 with a unanimous vote (5-0).

 

On April 11, 2023, Wellington’s Council motioned approval of Ordinance No. 2023-08 with a unanimous vote (4-0) upon First Reading.
