ITEM:  RESOLUTION NO. R2016-82 (WELLINGTON COUNTRYPLACE ESTATES PLAT)

 

A RESOLUTION OF WELLINGTON, FLORIDA'S COUNCIL ACCEPTING AND APPROVING THE WELLINGTON COUNTRY PLACE ESTATES (AKA POD E) PLAT LYING IN SECTION 21, TOWNSHIP 44 SOUTH, RANGE 41 EAST, VILLAGE OF WELLINGTON, PALM BEACH COUNTY, FLORIDA. 

 

REQUEST:  Approval of Resolution No. R2016-82 accepting and approving the Wellington CountryPlace Estates Plat.

EXPLANATION:  This is a petition for the plat containing a 69.16 acre parcel lying in Section 21, Township 44 South, Range 41 East, Village of Wellington, Palm Beach County, Florida.  The parcel is generally located at the northwest corner of Gracida Street (40th Street) and South Shore Boulevard.  A location map is provided as Attachment 1.  The owner of the property is Far Niente Stables, LLC (Mark Bellissimo, Manager). 

 

                     Planning and Zoning has reviewed and approved the minor Master Plan amendment to match the conditions prescribed by Council. 

                     The Plat for Pod E matches the Master Plan. 

                     According to the Conditions of Approval, Petition Number 16-147, Pod E shall be platted prior to any use of Pod E for seasonal Equestrian Activities/Uses.  Any easements, preserves or other future dedications illustrated on the Plat shall be formalized with a Re-plat prior to the issuance of a Land Development Permit for permanent development of Pod E.

 

The plat approval will allow the Property Owner to have an interim use of their property (through a Special Use Permit) until a re-plat is approved and a Land Development Permit is issued for the construction of the permanent improvements.

 

The plat is compliant with Wellington’s codes and regulations.
