EXPLANATION:   This is a Village-initiated amendment to the Future Land Use Map of Wellington’s Comprehensive Plan. In January 2025, Wellington executed a Purchase and Sale Agreement with Related Ross and Education in Motion to purchase the property upon receiving entitlements for a mixed-use development. The amendment proposes changing the land use designation for the 71.28-acre property to Mixed Use (MU). Currently, 5.3 acres of the property are designated Commercial (C), and 65.98 acres are designated Community Facilities (CF). The proposed land use change is to support the development of the property as a mixed-use project with multifamily residential, retail, hotel, restaurant, and a school.

 

SUMMARY:                     All required application documentation has been reviewed by the Development Review Manager and Wellington Departments to determine compliance with the Comprehensive Plan, as presented. Findings of Fact have been provided in the Staff Report to recommend approval of the Comprehensive Plan Map Amendment request.

 

PZAB may recommend approval or denial based on the Findings of Fact and evidence presented at the meeting.
