A RESOLUTION OF WELLINGTON, FLORIDA'S COUNCIL ACCEPTING AND APPROVING THE WELLINGTON CHARTER SCHOOL PLAT FOR A 8.0483 ACRE PARCEL LYING IN SECTION 19, TOWNSHIP 44 SOUTH, RANGE 42 EAST, VILLAGE OF WELLINGTON, PALM BEACH COUNTY, FLORIDA, BEING A REPLAT OF TRACT 7, BLOCK 25, THE PALM BEACH FARMS COMPANY PLAT NO. 3, AS RECORDED IN PLAT BOOK 2, PAGES 45 THROUGH 54, INCLUSIVE, OF THE PUBLIC RECORDS OF PALM BEACH COUNTY, FLORIDA, LESS THE NORTH 28 FEET THEREOF, LYING IN SECTION 19, TOWNSHIP 44 SOUTH, RANGE 42 EAST.

EXPLANATION: This is a petition for the platting of an 8.0483 acre parcel lying in Section 19, Township 44 South, Range 42 East, Village of Wellington, Palm Beach County, Florida, being a replat of Tract 7, Block 25, The Palm Beach Farms Company Plat No. 3, as recorded in Plat Book 2, Pages 45 through 54, less the North 25 feet thereof, lying in Section 19, Township 44 South, Range 42 East. The parcel is located approximately 1.5 miles south of Forest Hill Boulevard on the eastside of State Road 7. A location map is provided as Attachment 1. The Petitioners and Owners of the property are Charter PB Wellington, LLC
As compared to the original plat, the proposed plat codifies the property lines, easements and other encumbrances required for the development of the property.
This plat has been reviewed by a Licensed Land Surveyor, Engineering and PZ&B for conformance with the approved Site Plan Amendment, Wellington Land Development Regulations and applicable codes. Based on the review, the plat is in conformance with these requirements and therefore is recommended for approval.
