EXPLANATION: The Florida Live Local Act is a statewide workforce housing initiative, first adopted in 2023, designed to make housing more attainable for Florida’s workforce. The Act established a zoning preemption requiring local governments to allow multifamily and mixed-use residential projects in areas zoned for commercial, industrial, or mixed use if at least 40% of the units are set aside as affordable for 30 years. Qualifying projects receive administrative approval and do not require comprehensive plan amendments, rezonings, or public hearings.
Two Live Local projects are being reviewed and will receive site plan approval soon. The projects are in the recently annexed area referred to as Entrada Acres. The sites are 16651 Van Gogh Road and 16651 Velazquez Road. Each project is 4.86 acres with 106 multifamily units that are 100% affordable for persons within 30 to 80 annual median income (AMI) of Palm Beach County. The projects are also receiving financial assistance through the Palm Beach County Housing Bond program.
