REQUEST:                     Authorization to execute a Guaranteed Maximum Price (GMP) Amendment for the Aquatic Complex Swimming Pool Demolition Project with Burkhardt Construction, Inc. in the amount of $959,389.

EXPLANATION:                     Pursuant to RFQ# 202010, on May 12, 2020, the Village Council awarded a continuing Construction Manager at Risk (CMAR) contract to Burkhardt Construction, Inc.

 

The Village opened its new Aquatics Center location on January 3, 2026, allowing for decommissioning and demolition of the former Aquatic Complex swimming pool.  Staff engaged Burkhardt Construction, Inc to perform pre-construction services in July 2025. Staff is seeking authorization to execute a Guaranteed Maximum Price (GMP) Amendment for the demolition of the existing pools, splash pad, slides and decks.  The site will be restored to include landscaping and sod. The proposed work is anticipated to take approximately five and a half months for completion.

 

The cost of the project is $959,389 which includes $39,500 for owner controlled contingency and $340,000 for allowances.

 

Staff recommends executing a Guaranteed Maximum Price (GMP) Amendment for the Aquatic Complex Swimming Pool Demolition Project in the amount of $959,389.
